Your buyers’ agent will research the properties available to you and choose the best properties suited to your wealth creation strategy.
Not only do we have access to the properties listed on the Melbourne open market, we also have access to many “silent sales”. These are off market and pre market opportunities available to us before they come on the market.
We inspect many properties on your behalf, allowing you to stick to your regular routine. This saves you time and money.
We have absolutely no properties for sale. We have access to every property on the market. We specialise in identifying the best “investment grade” properties. If you like the property and want to proceed we will then inspect and evaluate the property further. Your solicitor will then assess the documentation and Contract of Sale and may arrange a building inspection.
We will also research the vendor’s motivation for selling the property and establish a level of interest in the property from the rest of the market and establish the best way of negotiating its purchase. We will compare sales and rentals of similar properties in the area to assess the potential capital growth based on both historical trends and future indicators.
We have access to industry databases which we use to obtain up to date information about the property. We also have access to comparable sales data which will help determine its value. We can also arrange a valuation if needed.
If you decide to finalise the purchase, we will develop a suitable acquisition strategy to ensure we buy the property on the best terms and at the best price for you. The negotiation with the agent will be handled by Metropole on your behalf or we will bid at auction for you to ensure that you obtain the property for the lowest possible price.
